While you obviously want to get as much as possible for your home, you need to be strategic in your pricing. If you undercut yourself, you may be leaving money on the table; if you price it too high, you may run the risk of letting your home sit for an extended period on the market, which comes with additional expenses as well. In the ‘hotter’ markets, agents have become quite proficient in creating a pricing strategy to inspire bidding wars, driving up the price further.

Curb appeal is very important
Don’t underestimate the value of curb appeal. While the interior of your home may be fantastic, buyers won’t even see it if you don’t lure them inside. In fact, many buyers will have their minds made up before they even fully cross your threshold.
Make sure exterior doors and walkways are in good repair. Clean and fix exterior lighting. Don your door with a pretty seasonal wreath or put planters for a splash of colour on your porch.
Clean, clean, clean
Obviously you will clean your home before you go to market, but if there ever was a time to roll up your sleeves and get into the corners, this is it. A squeaky clean home is not just appealing; it sends the message that your home is well cared for, which will motivate buyers.
Declutter
Increase the sense of space in your home by purging your belongings. Not only with this help make your home more appealing, it will make your eventual move easier. Don’t forget to declutter closets as well.
DIY or agent?
If you’ve got the time and the inclination, selling your home on your own can save you lots of money. On the other hand, if you’re not comfortable with negotiating and handling all of the paperwork, or if marketing isn’t your thing, a realtor may be the right move for you.
If you use a realtor, interview a few just to make sure that you find one that suits you. Inquire about marketing and ask for references.
